Garden room and home office air conditioning in Greenwich
London's dense streets hold heat overnight, so top-floor flats and loft rooms often stay warm long after sunset. We check the armoured supply cable on every Greenwich garden room before quoting.
Garden offices used every day in Greenwich need cooling in summer and efficient heat in winter. Greenwich lies roughly 5 miles from central London, and we cover it as part of London. That includes the SE10 postcode district.
Prices in Greenwich
In London, our guide range for garden room and home office air conditioning is £1,895–£4,145 per system, including VAT. London is one of the dearer parts of the UK for trades, which shows in the range. The biggest variables are the pipe route, access for the outdoor unit and the state of the consumer unit, all of which the survey settles. Typical Popular work (3.5 kW unit with Wi-Fi to warm up before you walk down the garden) lands around £2,345–£3,245 in this area.
Essential
2.5 kW unit for a small office pod.
Popular
3.5 kW unit with Wi-Fi to warm up before you walk down the garden.
Premium
5 kW unit for a large studio or gym, or concealed routing.
Guide prices show VAT at 20%. HMRC treats most fixed air conditioners and air-to-air heat pumps installed in homes as energy-saving materials, zero-rated until 31 March 2027 when we supply and fit them. If your installation qualifies, your quote shows 0% VAT and a lower price. Servicing, repairs, cleaning and controls are charged at 20%.
Planning and permissions
Since 29 May 2025, England's permitted development rules allow larger outdoor units (up to 1.5 m³) and no longer require a 1 m gap to the boundary, provided the MCS 020(a) noise check is met. Listed buildings and pitched-roof installs still need permission.
The survey
The free survey is where the real price is set: room measurements, pipe and drain routes, electrical checks and the outdoor unit position, all written into your quote. On a survey in Greenwich the engineer looks at room size, glazing, the route for pipes and drains, the electrics and where the outdoor unit can sit quietly, then the written quote follows.
