Garden room and home office air conditioning in Coulsdon

Garden room and home office air conditioning in Coulsdon

The urban heat island effect means London bedrooms can stay uncomfortably warm on summer nights. For a garden room in Coulsdon, the outdoor unit usually sits on a small stand behind the building.

We check the armoured supply cable on every Coulsdon garden room before quoting. Our London coverage takes in Coulsdon, about 12 miles from central London. Coverage includes CR5.

Prices in Coulsdon

For Coulsdon, expect roughly £1,895 to £4,145 per system, VAT included, adjusted for typical London rates. That is above the UK middle, mainly because labour and access cost more in London. The biggest variables are the pipe route, access for the outdoor unit and the state of the consumer unit, all of which the survey settles. As an example, the Popular option (3.5 kW unit with Wi-Fi to warm up before you walk down the garden) would typically be £2,345–£3,245 here.

Guide prices show VAT at 20%. HMRC treats most fixed air conditioners and air-to-air heat pumps installed in homes as energy-saving materials, zero-rated until 31 March 2027 when we supply and fit them. If your installation qualifies, your quote shows 0% VAT and a lower price. Servicing, repairs, cleaning and controls are charged at 20%.

Planning and permissions

For most houses in Coulsdon, the outdoor unit is permitted development if it passes the MCS 020(a) noise check (37 dB(A) or less at the nearest neighbouring window) and stays within the size and number limits. We run that check on survey.

The survey

The free survey is where the real price is set: room measurements, pipe and drain routes, electrical checks and the outdoor unit position, all written into your quote. On a survey in Coulsdon the engineer looks at room size, glazing, the route for pipes and drains, the electrics and where the outdoor unit can sit quietly, then the written quote follows.
