Design-led and low-profile air conditioning in Highbury
For Highbury houses with decorated or panelled walls, a slim unit with concealed pipework keeps the room looking finished. The urban heat island effect means London bedrooms can stay uncomfortably warm on summer nights.
Design-led units suit Highbury homes with feature walls or open-plan rooms where the unit is always in view. Highbury sits around 4 miles from central London, inside our London area. Homes in N5 are all within our coverage.
Prices in Highbury
Budget around £2,445–£4,795 per room including VAT for design-led air conditioning in and around Highbury. Prices here sit above the national middle, reflecting London labour rates and parking and access costs. The biggest variables are the pipe route, access for the outdoor unit and the state of the consumer unit, all of which the survey settles. Typical Flat-fronted work (flat panel unit in white, black or silver for a living room) lands around £2,945–£3,895 in this area.

Guide prices show VAT at 20%. HMRC treats most fixed air conditioners and air-to-air heat pumps installed in homes as energy-saving materials, zero-rated until 31 March 2027 when we supply and fit them. If your installation qualifies, your quote shows 0% VAT and a lower price. Servicing, repairs, cleaning and controls are charged at 20%.
Planning and permissions
Since 29 May 2025, England's permitted development rules allow larger outdoor units (up to 1.5 m³) and no longer require a 1 m gap to the boundary, provided the MCS 020(a) noise check is met. Listed buildings and pitched-roof installs still need permission.
The survey
The free survey is where the real price is set: room measurements, pipe and drain routes, electrical checks and the outdoor unit position, all written into your quote. At the survey we look at how each room is used, where the sun hits it and how the pipes can reach the outside wall, then put it all in a written quote.
