Floor console air conditioning in Rochester
The South East sees some of the UK's warmest summer days, and south-facing rooms and conservatories feel it first. Where a house in Rochester has a bay window, a console can sit where the radiator was.
Where a room in Rochester has deep cornicing or a picture rail, a console keeps the walls above it clear. Our Kent coverage takes in Rochester, about 8 miles from Maidstone. Postcode districts we cover here include ME1.
Prices in Rochester
Guide prices around Rochester run from £1,645 to £3,595 per room including VAT. Prices here sit above the national middle, reflecting South East England labour rates and parking and access costs. The biggest variables are the pipe route, access for the outdoor unit and the state of the consumer unit, all of which the survey settles. On our South East England figures, the Popular option (quieter console with Wi-Fi control for a living room) is about £2,145–£2,845.

HMRC treats most fixed air conditioners and air-to-air heat pumps installed in homes as energy-saving materials, zero-rated until 31 March 2027 when we supply and fit them. If your installation qualifies, your quote shows 0% VAT and a lower price. Servicing, repairs, cleaning and controls are charged at 20%.
Planning and permissions
In England, most houses can have an outdoor unit under permitted development if it is no larger than 1.5 m³, meets the MCS 020(a) noise limit of 37 dB(A) at the nearest neighbour's window, and there are no more than two on a detached house or one on other houses. Listed buildings need consent.
The survey
On a survey in Rochester the engineer looks at room size, glazing, the route for pipes and drains, the electrics and where the outdoor unit can sit quietly, then the written quote follows. We book surveys in Rochester at a time that suits you, including early evenings by arrangement, and send the written quote afterwards.
