Air conditioning for flats and apartments in Brighton
Balcony-mounted outdoor units are often the neatest solution for flats in Brighton. The South East sees some of the UK's warmest summer days, and south-facing rooms and conservatories feel it first.
In Brighton apartment blocks, the freeholder's consent is usually the first thing to sort out. As well as Brighton itself, our East Sussex coverage takes in Eastbourne, Hastings and the towns around them. Homes in BN2 are all within our coverage.
Prices in Brighton
In South East England, our guide range for air conditioning for flats and apartments is £1,645–£7,245 per flat, one room to the whole flat, including VAT. That is above the UK middle, mainly because labour and access cost more in South East England. What moves a quote in Brighton up or down is mostly pipe length, how high the outdoor unit goes, and whether a new electrical circuit is needed. As an example, the Two rooms option (twin multi-split for living room and main bedroom) would typically be £3,245–£4,795 here.
Single room
One wall unit with a balcony outdoor unit.
Two rooms
Twin multi-split for living room and main bedroom.
Whole flat
Three or four rooms on one outdoor unit, concealed routes.
Guide prices show VAT at 20%. HMRC treats most fixed air conditioners and air-to-air heat pumps installed in homes as energy-saving materials, zero-rated until 31 March 2027 when we supply and fit them. If your installation qualifies, your quote shows 0% VAT and a lower price. Servicing, repairs, cleaning and controls are charged at 20%.
Consent and planning for flats
Flats need more care: get your freeholder's written consent first, and expect the planning rules for a block of flats in Brighton to be stricter than for a house. In England, permitted development allows one outdoor unit of up to 0.6 m³ on a block of flats; anything more needs planning permission.
The survey
A survey in Brighton usually takes one to two hours. We measure the rooms, check the walls and the consumer unit, agree the outdoor unit position with you and photograph the pipe routes. At the survey we look at how each room is used, where the sun hits it and how the pipes can reach the outside wall, then put it all in a written quote.
