Air conditioning for extensions and kitchen-diners in Ossett
Yorkshire summers are mostly mild, so efficient winter heating counts for as much as cooling. For a kitchen-diner in Ossett, we place the indoor unit clear of the hob and plan the outdoor unit at the rear.
In Ossett, a side wall of a single-storey extension is usually the neatest place for the indoor unit. Ossett is about 8 miles from Leeds and falls within our West Yorkshire coverage. Homes in WF5 are all within our coverage.
Prices in Ossett
Air conditioning for extensions and kitchen-diners in Ossett typically comes in at £1,395–£4,245 per space including VAT, based on Yorkshire and the Humber rates. That sits a little below the UK middle, reflecting typical Yorkshire and the Humber labour rates. What moves a quote in Ossett up or down is mostly pipe length, how high the outdoor unit goes, and whether a new electrical circuit is needed. On our Yorkshire and the Humber figures, the Large single option (one 5–7 kW unit for a large glazed space) is about £1,945–£2,695.
Single unit
One 3.5–5 kW unit for a medium extension.
Large single
One 5–7 kW unit for a large glazed space.
Twin units
Two indoor units on a multi-split for long or L-shaped spaces.
Guide prices show VAT at 20%. HMRC treats most fixed air conditioners and air-to-air heat pumps installed in homes as energy-saving materials, zero-rated until 31 March 2027 when we supply and fit them. If your installation qualifies, your quote shows 0% VAT and a lower price. Servicing, repairs, cleaning and controls are charged at 20%.
Planning and permissions
England's rules let most houses fit an outdoor unit without a planning application, as long as the size, number and MCS 020(a) noise conditions are met. Flats, listed buildings and roof-mounted units are treated differently.
The survey
On a survey in Ossett the engineer looks at room size, glazing, the route for pipes and drains, the electrics and where the outdoor unit can sit quietly, then the written quote follows. We book surveys in Ossett at a time that suits you, including early evenings by arrangement, and send the written quote afterwards.
