Wall-mounted air conditioning in Walthamstow
A single wall-mounted unit is often all a bedroom or sunny living room in Walthamstow needs. In London, heat soaks into brick and concrete during the day and comes back out at night, which is when it is hardest to sleep.
Where a home in Walthamstow faces the street, the outdoor unit usually goes at the rear, out of sight. Walthamstow sits around 8 miles from central London, inside our London area. We cover E17 and the streets around them.
Prices in Walthamstow
Guide prices around Walthamstow run from £1,495 to £3,895 per room including VAT. That is above the UK middle, mainly because labour and access cost more in London. Concealed pipework, access equipment for high walls and any electrical work are what push prices towards the upper figure. On our London figures, the Popular option (quieter mid-range unit with Wi-Fi control and better seasonal efficiency for a living room) is about £2,045–£2,845.
Essential
Reliable 2.5–3.5 kW unit for a bedroom or study, standard pipe run, basic remote.
Popular
Quieter mid-range unit with Wi-Fi control and better seasonal efficiency for a living room.
Premium
Design-led or very quiet model, larger capacity or concealed pipework through a void.
Guide prices show VAT at 20%. HMRC treats most fixed air conditioners and air-to-air heat pumps installed in homes as energy-saving materials, zero-rated until 31 March 2027 when we supply and fit them. If your installation qualifies, your quote shows 0% VAT and a lower price. Servicing, repairs, cleaning and controls are charged at 20%.
Planning and permissions
England's rules let most houses fit an outdoor unit without a planning application, as long as the size, number and MCS 020(a) noise conditions are met. Flats, listed buildings and roof-mounted units are treated differently.
The survey
The free survey is where the real price is set: room measurements, pipe and drain routes, electrical checks and the outdoor unit position, all written into your quote. A survey in Walthamstow usually takes one to two hours. We measure the rooms, check the walls and the consumer unit, agree the outdoor unit position with you and photograph the pipe routes.
