Multi-split air conditioning in Beckenham
In London, heat soaks into brick and concrete during the day and comes back out at night, which is when it is hardest to sleep. In a house in Beckenham with a usable loft, multi-split pipes can often run through it so the front stays clear.
Multi-split is a good fit for Beckenham flats and maisonettes where only a balcony or one rear wall is available. Beckenham is about 8 miles from central London and falls within our London coverage. We cover BR3 and the streets around them.
Prices in Beckenham
Budget around £3,245–£10,245 for 2–4 rooms including VAT for multi-split air conditioning in and around Beckenham. That is above the UK middle, mainly because labour and access cost more in London. Quotes move with the length of the pipe run, where the outdoor unit can sit and how much electrical work the job needs. As an example, the Triple option (three rooms with mixed indoor styles and Wi-Fi control throughout) would typically be £4,395–£7,195 here.
Twin
Two rooms on one outdoor unit, wall-mounted indoor units, standard routes.
Triple
Three rooms with mixed indoor styles and Wi-Fi control throughout.
Quad
Four or five rooms, longer concealed runs or a ducted unit in a loft void.
Guide prices show VAT at 20%. HMRC treats most fixed air conditioners and air-to-air heat pumps installed in homes as energy-saving materials, zero-rated until 31 March 2027 when we supply and fit them. If your installation qualifies, your quote shows 0% VAT and a lower price. Servicing, repairs, cleaning and controls are charged at 20%.
Planning and permissions
Since 29 May 2025, England's permitted development rules allow larger outdoor units (up to 1.5 m³) and no longer require a 1 m gap to the boundary, provided the MCS 020(a) noise check is met. Listed buildings and pitched-roof installs still need permission.
The survey
On a survey in Beckenham the engineer looks at room size, glazing, the route for pipes and drains, the electrics and where the outdoor unit can sit quietly, then the written quote follows. We book surveys in Beckenham at a time that suits you, including early evenings by arrangement, and send the written quote afterwards.
