Air conditioning for landlords and rental homes across the Isle of Wight

If you let a holiday home or annexe near Newport, one system can warm it before guests arrive and cool it in summer. Top-floor flats and HMO rooms in Newport can get uncomfortably hot in summer, which tenants notice first. Summers in the South East are among the warmest in the country, so cooling often comes first, with efficient winter heating as a bonus.

Prices on the Isle of Wight

Guide prices around the Isle of Wight run from £1,395 to £7,245 per property, one room to the whole let including VAT. Longer or hidden pipe runs, high-level brackets and electrical upgrades are the usual reasons a quote lands at the top of the range. Travel, ferry or accommodation costs are not in these figures; they are quoted as a fixed amount in writing before you book.

If your installation qualifies, your quote shows 0% VAT and a lower price. Servicing, repairs, cleaning and controls are charged at 20%.

Planning and permissions

Since 29 May 2025, England's permitted development rules allow larger outdoor units (up to 1.5 m³) and no longer require a 1 m gap to the boundary, provided the MCS 020(a) noise check is met. Listed buildings and pitched-roof installs still need permission.

The survey

Where travel is involved, we agree the survey arrangements and any travel cost up front. On the day, the engineer measures the rooms, checks the electrics and agrees the outdoor unit position with you. On the Isle of Wight we often start with photos, room measurements and the make of any existing system, so the survey visit is focused and any travel cost can be quoted in writing first.
