Air conditioning for landlords and rental homes in Newton Abbot
Damp South West winters make the dehumidifying side of a heat pump almost as useful as its cooling. Top-floor flats and HMO rooms in Newton Abbot can get uncomfortably hot in summer, which tenants notice first.
For Newton Abbot landlords, simple wall units with limited remotes are the easiest systems for tenants to live with. We cover Newton Abbot as part of Devon, roughly 26 miles from Plymouth. That includes the TQ12 postcode district.
Prices in Newton Abbot
For Newton Abbot, expect roughly £1,150 to £5,950 per property, one room to the whole let, VAT included, adjusted for typical South West England rates. That is close to the UK middle for this kind of work. What moves a quote in Newton Abbot up or down is mostly pipe length, how high the outdoor unit goes, and whether a new electrical circuit is needed. Typical Two rooms work (two rooms on separate systems or a twin multi-split) lands around £2,350–£3,650 in this area.
Single room
One wall unit for a bedroom or studio.
Two rooms
Two rooms on separate systems or a twin multi-split.

Guide prices show VAT at 20%. HMRC treats most fixed air conditioners and air-to-air heat pumps installed in homes as energy-saving materials, zero-rated until 31 March 2027 when we supply and fit them. If your installation qualifies, your quote shows 0% VAT and a lower price. Servicing, repairs, cleaning and controls are charged at 20%.
Planning and permissions
England's rules let most houses fit an outdoor unit without a planning application, as long as the size, number and MCS 020(a) noise conditions are met. Flats, listed buildings and roof-mounted units are treated differently.
The survey
On a survey in Newton Abbot the engineer looks at room size, glazing, the route for pipes and drains, the electrics and where the outdoor unit can sit quietly, then the written quote follows. Surveys in Newton Abbot cover heat gain, pipe routes, electrics, access and noise to the nearest neighbour, so surprises on the day are rare.
