Air conditioning for landlords and rental homes in Bideford
Coastal breezes help, but inland South West towns and glazed rooms still see uncomfortable peaks. For Bideford landlords, simple wall units with limited remotes are the easiest systems for tenants to live with.
If you let a holiday home or annexe near Bideford, one system can warm it before guests arrive and cool it in summer. Our Devon coverage takes in Bideford, about 45 miles from Plymouth. Coverage includes EX39.

Air conditioning for landlords and rental homes in Bideford typically comes in at £1,150–£5,950 per property, one room to the whole let including VAT, based on South West England rates. It sits near the middle of UK prices. Concealed pipework, access equipment for high walls and any electrical work are what push prices towards the upper figure. Typical Two rooms work (two rooms on separate systems or a twin multi-split) lands around £2,350–£3,650 in this area.

Guide prices show VAT at 20%. HMRC treats most fixed air conditioners and air-to-air heat pumps installed in homes as energy-saving materials, zero-rated until 31 March 2027 when we supply and fit them. If your installation qualifies, your quote shows 0% VAT and a lower price. Servicing, repairs, cleaning and controls are charged at 20%.
Planning and permissions
In England, most houses can have an outdoor unit under permitted development if it is no larger than 1.5 m³, meets the MCS 020(a) noise limit of 37 dB(A) at the nearest neighbour's window, and there are no more than two on a detached house or one on other houses. Listed buildings need consent.

At the survey we look at how each room is used, where the sun hits it and how the pipes can reach the outside wall, then put it all in a written quote. We book surveys in Bideford at a time that suits you, including early evenings by arrangement, and send the written quote afterwards.
