Ducted air conditioning in Oakham
East Midlands summers bring dry, sunny spells, so glazing and orientation matter most when sizing a unit. In an older house in Oakham, the loft and any existing bulkheads decide whether a ducted layout will work.
Ducted systems suit Oakham loft conversions and new extensions where ceilings are being boarded anyway. Oakham is one of the main towns we cover in Rutland, alongside Cottesmore and Ketton. Postcode districts we cover here include LE15.
Prices in Oakham
Ducted air conditioning in Oakham typically comes in at £5,245–£14,345 per system including VAT, based on East Midlands rates. Labour rates in the East Midlands keep this slightly under the national middle. Quotes move with the length of the pipe run, where the outdoor unit can sit and how much electrical work the job needs. As an example, the Zoned option (motorised dampers or two units for separate floors or room groups) would typically be £7,145–£10,495 here.
Single zone
One ducted unit serving two or three rooms from a loft or void.

Motorised dampers or two units for separate floors or room groups.

Guide prices show VAT at 20%. HMRC treats most fixed air conditioners and air-to-air heat pumps installed in homes as energy-saving materials, zero-rated until 31 March 2027 when we supply and fit them. If your installation qualifies, your quote shows 0% VAT and a lower price. Servicing, repairs, cleaning and controls are charged at 20%.
Planning and permissions
England's rules let most houses fit an outdoor unit without a planning application, as long as the size, number and MCS 020(a) noise conditions are met. Flats, listed buildings and roof-mounted units are treated differently.

We book surveys in Oakham at a time that suits you, including early evenings by arrangement, and send the written quote afterwards. The free survey is where the real price is set: room measurements, pipe and drain routes, electrical checks and the outdoor unit position, all written into your quote.
