For a renovation in Walthamstow, the best time to plan ducted cooling is before the plasterers arrive. Our London coverage takes in Walthamstow, about 8 miles from central London. Coverage includes E17.
Prices in Walthamstow
Ducted air conditioning in Walthamstow typically comes in at £7,195–£19,745 per system including VAT, based on London rates. Concealed pipework, access equipment for high walls and any electrical work are what push prices towards the upper figure. As an example, the Zoned option (motorised dampers or two units for separate floors or room groups) would typically be £9,845–£14,445 here.

Guide prices show VAT at 20%. HMRC treats most fixed air conditioners and air-to-air heat pumps installed in homes as energy-saving materials, zero-rated until 31 March 2027 when we supply and fit them. If your installation qualifies, your quote shows 0% VAT and a lower price. Servicing, repairs, cleaning and controls are charged at 20%.
Planning and permissions
For most houses in Walthamstow, the outdoor unit is permitted development if it passes the MCS 020(a) noise check (37 dB(A) or less at the nearest neighbouring window) and stays within the size and number limits. We run that check on survey.
The survey
Surveys in Walthamstow cover heat gain, pipe routes, electrics, access and noise to the nearest neighbour, so surprises on the day are rare. The free survey is where the real price is set: room measurements, pipe and drain routes, electrical checks and the outdoor unit position, all written into your quote.
