Ducted air conditioning in Fulham
For a renovation in Fulham, the best time to plan ducted cooling is before the plasterers arrive. London's dense streets hold heat overnight, so top-floor flats and loft rooms often stay warm long after sunset.
In an older house in Fulham, the loft and any existing bulkheads decide whether a ducted layout will work. Fulham lies roughly 3 miles from central London, and we cover it as part of London. Postcode districts we cover here include SW6.
Prices in Fulham
In London, our guide range for ducted air conditioning is £7,195–£19,745 per system, including VAT. London is one of the dearer parts of the UK for trades, which shows in the range. Longer or hidden pipe runs, high-level brackets and electrical upgrades are the usual reasons a quote lands at the top of the range. For reference, the Zoned option in Fulham (motorised dampers or two units for separate floors or room groups) usually comes to about £9,845–£14,445.
Single zone
One ducted unit serving two or three rooms from a loft or void.
Zoned
Motorised dampers or two units for separate floors or room groups.
Whole home
Multiple ducted units with linear slot diffusers and smart control.
Guide prices show VAT at 20%. HMRC treats most fixed air conditioners and air-to-air heat pumps installed in homes as energy-saving materials, zero-rated until 31 March 2027 when we supply and fit them. If your installation qualifies, your quote shows 0% VAT and a lower price. Servicing, repairs, cleaning and controls are charged at 20%.
Planning and permissions
In England, most houses can have an outdoor unit under permitted development if it is no larger than 1.5 m³, meets the MCS 020(a) noise limit of 37 dB(A) at the nearest neighbour's window, and there are no more than two on a detached house or one on other houses. Listed buildings need consent.
The survey
Surveys in Fulham cover heat gain, pipe routes, electrics, access and noise to the nearest neighbour, so surprises on the day are rare. The free survey is where the real price is set: room measurements, pipe and drain routes, electrical checks and the outdoor unit position, all written into your quote.
