Ducted air conditioning in Barnet
London's dense streets hold heat overnight, so top-floor flats and loft rooms often stay warm long after sunset. In an older house in Barnet, the loft and any existing bulkheads decide whether a ducted layout will work.
Ducted systems suit Barnet loft conversions and new extensions where ceilings are being boarded anyway. Barnet lies roughly 11 miles from central London, and we cover it as part of London. We cover EN5 and the streets around them.
Prices in Barnet
Guide prices around Barnet run from £7,195 to £19,745 per system including VAT. Prices here sit above the national middle, reflecting London labour rates and parking and access costs. Longer or hidden pipe runs, high-level brackets and electrical upgrades are the usual reasons a quote lands at the top of the range. As an example, the Zoned option (motorised dampers or two units for separate floors or room groups) would typically be £9,845–£14,445 here.
Single zone
One ducted unit serving two or three rooms from a loft or void.
Zoned
Motorised dampers or two units for separate floors or room groups.
Whole home
Multiple ducted units with linear slot diffusers and smart control.
Guide prices show VAT at 20%. HMRC treats most fixed air conditioners and air-to-air heat pumps installed in homes as energy-saving materials, zero-rated until 31 March 2027 when we supply and fit them. If your installation qualifies, your quote shows 0% VAT and a lower price. Servicing, repairs, cleaning and controls are charged at 20%.
Planning and permissions
England's rules let most houses fit an outdoor unit without a planning application, as long as the size, number and MCS 020(a) noise conditions are met. Flats, listed buildings and roof-mounted units are treated differently.
The survey
At the survey we look at how each room is used, where the sun hits it and how the pipes can reach the outside wall, then put it all in a written quote. We book surveys in Barnet at a time that suits you, including early evenings by arrangement, and send the written quote afterwards.
